Terms of Service

These Terms of Service ("Terms") are between you and Butterwick Technology Incorporated ("Butterwick Technology," "Upkeep," "we," "us," or "our"), which operates the Upkeep referral service at findupkeep.com. They apply when you use findupkeep.com or submit a request through it. By using the site or sending us a request, you agree to these Terms. If you do not agree, please do not use the site. We handle your personal information as described in our Privacy Policy, which forms part of these Terms.
What Upkeep is
Upkeep is an Alberta-based referral service, operated by Butterwick Technology Incorporated. We connect property owners, managers, and condo boards with vetted, insured commercial cleaning and grounds and snow contractors across Alberta. We are not a contractor. We do not perform cleaning, landscaping, or snow removal, and we are not a party to any agreement you enter into with a contractor.
Free to you, and how we are paid
Upkeep is free for property owners and managers. The contractors we match you with pay us when we send them a good-fit request. This never changes the price a contractor quotes you, and it does not create any obligation for you to hire anyone.
Who can use Upkeep
You must be at least 18 years old and authorized to request services for the property you tell us about. When you submit a request, you confirm that the details you give us are accurate and that you have the authority to ask us to share them with a contractor.
How matching works
When you submit a request, we review it and share it with one or more vetted contractors matched to your service and area. If you ask for both cleaning and grounds, we may share your request with a separate specialist for each, because these are usually different companies.
We do not guarantee that we will find a match, that a contractor will respond, quote, or take on your work, or that any quote, price, timeline, or result will meet your expectations. Any contract for services is strictly between you and the contractor. Upkeep is not responsible for a contractor's work, conduct, pricing, scheduling, or performance.
Our vetting, and your own due diligence
We check that the contractors in our network hold the licensing and insurance appropriate to their work, and we only recommend licensed, insured operators. Vetting is not a warranty. We encourage you to confirm a contractor's coverage, references, and scope of work before you sign anything. You are responsible for the decision to hire, and for the terms you agree to with the contractor.
Consent to be contacted
When you submit our form and check the consent box, you give us your express consent to contact you about your request and to share your details with the matched contractor(s) for that request. Any commercial electronic message we send identifies who we are and includes a working way to unsubscribe. You can withdraw your consent at any time, as described in our Privacy Policy.
Acceptable use
You agree to use the site only for genuine requests, and not to submit false, misleading, or automated submissions, interfere with the site's operation, attempt to gain unauthorized access, or use the site or its content for any unlawful purpose.
Our content
The Upkeep name, logo, site design, pricing guides, and other content on findupkeep.com belong to Butterwick Technology Incorporated or our licensors, and are protected by law. You may read and share our public guides for your own non-commercial use, but you may not copy, republish, or use them commercially without our permission.
No warranty
The site and our referral service are provided on an "as is" and "as available" basis, without warranties of any kind, whether express or implied, to the fullest extent permitted by law. We do not warrant that the site will be uninterrupted or error-free, or that the information on it, including pricing ranges in our guides, is complete, current, or accurate for your specific property. Pricing guides are general information, not a quote.
Limitation of liability
To the fullest extent permitted by law, Upkeep is not liable for any indirect, incidental, or consequential losses arising from your use of the site or our service, or from any dealings with a contractor. Nothing in these Terms limits liability that cannot be limited under applicable law.
Changes
We may update the site, our service, or these Terms from time to time. The "last updated" date above shows the current version, and continued use of the site after a change means you accept the updated Terms.
Governing law
These Terms are governed by the laws of the Province of Alberta and the laws of Canada that apply there. Any dispute relating to the site or our service is subject to the courts of Alberta.
